Top 10 Elements of Groveland’s New Community Development Code

🎉📄 In celebration of the City adopting a new Community Development Code, we’re highlighting the top 10 elements of the new Code that will reset the future of our community!

💧Protection and preservation of natural resources of Groveland’s various natural water resources, including the Palatlakaha River and Wetland System, the City’s lakes, and prime upland habitat associated with Lake Wales Ridge.

🏡Three New Community Types to include Town, Village and Hamlet. 

🏘More Open Space with each Community Type featuring a minimum Open Space percentage requirement: 15%, 30%, and 50% for Town, Village and Hamlet, respectively.

🚶‍♂️Increased walkability and complete streets with new standards that will create more access for all users, prioritizing pedestrians and bicyclists.

🏠Missing Middle Housing to include different housing types such as cottages, accessory dwelling units, duplexes, triplexes, quadplexes, townhomes, garden apartments and live/work units.

🛍Modern commerce that reduces the barriers to entry for new small businesses.

🏙Light Imprint Development (LID) that provides a toolkit for stormwater management using natural drainage, traditional engineering infrastructure, and filtration practices at the scale of the community and the block.

🥙Agrarian Urbanism that showcases our local food production at varied scales, such as farms, yard gardens and rooftop gardens. 

🚴‍♀️Trail-Oriented Development that links significant points in the City with parks and greenspace. This offers not only recreational opportunities, but also an alternative transportation network. 

⚙️Streamlined processes that provide a more predictable, expedited and simplified process for developers, businesses and residents.
